Office Furniture Auctions Atlanta

A foreclosure cleanup company can get solicitations from realtors, banks and larger property preservation companies to put in bids on various services. For example, as the owner of a foreclosure cleanup company, you may have to bid on lawn care work, tree trimming, gutter cleaning, trash-outs, sheetrock repair, interior cleaning, carpet and vinyl removal and more.

Bidding appropriately can be kind of tricky if you don’t take everything into account. Below is a fast and dirty breakdown of a real estate cleaning and repair estimate completed recently so you can get a peek at how it was bid.

Bid Particulars

Below are the miscellaneous items on which the managing realtor wanted this foreclosure cleanup company to bid:

Miscellaneous Items

–Full interior cleaning of 3966 sq. ft home: including all rooms, kitchen counter-tops/cabinets/sinks, all appliances, (refrigerator, oven, venting hood, dishwasher, etc.), ceiling fans, mirrors, and windows (upper and lower level, inside and out); broom sweep basement and garage areas.

–Re-key doors (front, back and two basement doors).

–Install new garage remote controls for 2 garage doors near back side; repair or replace inoperable garage door remote control held by realtor.

–Fix broken screen door to the rear entry off kitchen.

–Debris Removal: Remove debris, furniture, exercise equipment, bicycles, misc. items from house and dispose of (except the lawn equipment) — including clearly identified basement items. (Note: Realtor will place yellow post-it notes on items and furniture that are to REMAIN.)

–Replace all missing or broken light bulbs.

–Tub caulking as necessary.

Total for Miscellaneous Items Above: $2,865

For the items above, this real estate company bid $2,865.

The bid allocation was as such: $1050 for the trash-out and dumping (large, heavy items); $525 for duties the electrical and handyman duties; $675 for the cleaning; $225 for the appliance surcharge (fridge was stock full of old, rotten food); $300 windows surcharge (3-level home, interior and exterior, tall windows); $90 equipment rental, pickup and delivery.

Note company profit has been built into the above figures, and we did NOT give a bid breakdown to the realtor, other than the painting separation in case they wanted to opt out of hiring for painting. (See painting breakdown portion below.)

Painting Portion of Estimate

–”Touch-up” painting of full home’s interior (APPROX. 2644 SQ. FT. MAIN FINISHED AREA), including water stains on ceiling in living room area off kitchen. Estimate also includes touch-up painting of square footage not included in main finished area, specifically the “hallway areas” leading to basement and/or garage. (Does NOT include any painting within basement and garage.) 2644 sq. ft. x $1.25 sq. ft.

Total for Painting: $3,305

Estimate Subtotal: $6170 (Minus $50 Discount re: Realtor’s affiliation witha local Multiple Lising Service)

Estimate FINAL Total: $6,120.00

Notes Included with Estimate:

–Payment upon completion as outlined in formal terms.

–Owner/realtor will provide and/or reimburse contractor for paint, locks, screens, light bulbs, garage door wall panel(s) and opener(s). As per request, quote is for labor only. However, contractor will provide cleaning supplies and debris removal supplies.

–Upon viewing, there was no exterior debris removal or lawn work needed.

–This Estimate/Bid is good for 7 (Seven) days from date of Estimate/Bid. If Customer is in acceptance of Estimate/Bid, please sign and return per Instructions on Contract attached.

–Days to Complete: 2 Days (Two Days)

Estimate Machine?

In the beginning stages of your foreclosure cleanup business, as discussed in detail in How to Start a Foreclosure Cleanup Business, you will be an estimate machine, but the more estimates you put out, the better you will get at pricing and bidding on real estate and foreclosure cleanup jobs.

Pricing & Bidding

Several in-house profit margin percentages, and several soft and hard pricing factors, influenced this estimate.

For example, geographical distance (home is 50 miles away from office’s home-base); rental property being put back on the market; the scenario was a realtor handling the eviction, repairs and outsourcing of the work for the homeowner; elegant subdivision; large, three-level, executive-type home; several heavy items in debris (exercise equipment, bikes, tools, etc.); and other pertinent factors.

A Word About Painting Estimates

Note this estimate called for “touch-up” painting. Be careful when a client requests touch-up painting, because it’s often easier to paint the whole thing. But in a true touch-up job, you should not have to touch window sills, baseboards, closet interiors, etc.

Note: You can find out the square footage of a home (to include in your painting estimate portion of bid) by going to a county’s property search website.

You are sitting at your desk in a firm in the city of London. You do have access to the internet; however, is there a better way to find this out? Anyway I am looking for the best answer to this problem – i guess with the least technology. Doesn’t have to be a precise answer maybe to the nearest 10 000? Or. Depends on the answer if it’s around 100 000, nearest 10000 will be fine. If its around 1 million, nearest 100 000 will be OK. Main point is to show how you got to this answer – better than giving the figure.

What is the best office chair I can buy for under $200?

There are tons of optional out there (amazon, office max, etc.) making it tough to choose. Would like some thoughts on best value among fully adjustable chairs. My back thanks you!!

I was at a Staples the other day just to look around. Out of curiosity, I started trying out the office chairs.

I found one that was very comfortable (and on sale, apparently). When I get the money, I will be going back to pick on up for myself:

Blueprints are commonly used by government agencies, construction companies, universities, doctors and architects from large format drawings are easy to read and that allow the reader to see the "big picture". However, storage levels is another question, as they are very difficult to protect and organize. Since the rapid development of quality standards – ISO 9000, one problem has arisen as companies have had many difficulties in applying these standards, especially in a matter of cost.

Telare – The leading quality Certification Agency in New Zealand, after researching the market, has presented a Quality Management System (QMS) that still uses basic standards of ISO9000, but in a simpler and easier way to apply. This system includes all the basic requirements that an enterprise needs to maintain a good relationship with customers and to keep their faith in the product or service. This system is shortly called Q.Base.

For some matters, Q.Base not clarify like in ISO9000 but requires company to build up some basic standards. A company may start from Q.Base system and develop its standards in accordance with ISO9000. Q.Base is very flexible and each company may apply this system pursuant to the real business condition. This system is a very necessary tool to manage small and middle enterprises, not only in quality management work.

Q.Base system is a collection of quality management experiences in New Zealand and some other countries such as Denmark, Canada, Australia and Sweden. Q.Base focuses on main aspects in quality management work and policies; in examining contract with customers and chain suppliers; in managing resources, process, and complete products; in auditing, maintaining documents and training and improving the quality.

Q.Base is not such an international standard as ISO9000, but it is more and more widely applied as a standard in certificating a system to meet quality requirements or not. Q.Base uses the very principles that ISO9000 uses, but in an easier and more applicable way, especially to small and middle enterprises who have just developed their QMS.

Q.Base fully consists of the basic factors of a quality system, which help an enterprise to control the main business activities in its operation. It focuses on the division of responsibilities and delegation, which makes employees to be responsible for their deeds.

After satisfying all the requirements of Q.Base, the enterprise may apply new quality standards and gradually come to satisfy all the requirements of ISO9000 (include ISO 9001).

Q.Base is very flexible and not contradictory to ISO9000 or TQM and it is also useful for the suppliers to larger companies that have had ISO9000 certification.

In conclusion, Q.Base is applied in the following conditions:

o Introduction to quality management in the company in order to improve its competitive status and follow the product quality management in the most economical way.

o Pursuant to the contract between the company and customers (party A and B), when customers have a request, the company should applied Q.Base in quality management to assure the product quality for the supply.

o Third party certification: the Quality management system of the company is examined and officially certificated by the certification agency.

Quality is one of those terms, like Love, that defy definition. Through the years, Quality has been defined in many ways. Of course, the understanding of Quality varies from field to field. Quality in the service sector is viewed differently than in Manufacturing. Quality in medical devices is by necessity defined in different terms than Quality in automotive manufacture.

Below are some of the different ways Quality can be defined, but in most cases, none of the definitions can stand alone to describe the concept:

  • Making it by the blueprint: does the product meet specs?
  • Fitness for intended use: does the product do what it is supposed to do?
  • Predictable consequences (theory of strict liability): can you predict any negative consequences?
  • Domestic Regulatory requirements: responsibility for product from cradle to grave.
  • Export/Import Regulatory Requirements: global economy has expanded our Quality concepts
  • Customer requirements: What have customers told us they want?
  • Customer expectations: What else might the customer want, but have not told us about?
  • Customer delight (Kano model): What can we do to exceed customer expectations?
  • Standardization (ISO, GMP, Lean standardized work): Are we doing things right every time?
  • Absence of defects (zero defects, 6 sigma, ZQC, Poke Yoke): Can we eliminate all defects?
  • Control and reduction of variation (SPC, Six Sigma): Can we reduce fluctuations in our process?
  • Elimination of Waste (Lean Enterprise): What can we do to eliminate non-value added activities?
  • Elimination of Bottlenecks (TOC): What part of our process prevents us from maximizing our throughput?
  • Excellence: Today, Excellence is a synonym for Quality and it is often preferred because it does not carry any negative connotations (i.e. you can have poor quality, but not poor excellence)
  • Reliability: how long will the product perform without failure?
  • Authentication (against dilution, adulteration, counterfeiting, etc.): Are illegal activities affecting the reputation of our product?

I am sure this listing is not complete, but it covers the most widely used definitions of the term. I am also sure that under most circumstances no single definition is complete, but we must rely on a combination of these to fully describe Quality. Understanding the various ways that Quality has been described and how they interrelate with each other is essential to the understanding of how our products and services can be improved in our competitive world
